We started by analyzing the topography and strict 35-foot setbacks shown in this site plan. Navigating these complex city and HOA approvals was critical to finding the exact legal boundaries where we could maximize the addition’s footprint.
To ensure the addition didn’t look “tacked on,” we designed these elevations to perfectly match the existing rooflines and brickwork. We constructed this exterior shell first, allowing us to do the heavy lifting while keeping the family’s daily living space dust-free inside.
For the new kids’ bathroom, we selected durable hexagonal floor tiles and a warm walnut vanity with bronze fixtures. These finishes were chosen to be robust enough for growing children while maintaining a timeless look that flows naturally with the rest of the home.
