Craig and Mandy liked their quirky Oro Valley house. The problem was that it had two bedrooms, a toddler, another baby on the way, and essentially one room with a door that closed, which made working from home a daily negotiation. They did not want a different house. They wanted more of this one.
We built them a two-bedroom, one-bath addition on the existing Oro Valley footprint. The brick and siding were sourced to match what was already standing, a four-foot overhang gave the new section a porch-like feel that follows the original roofline, and we tested stains until the new flooring met the old with no visible transition. The kids got a seven-foot shared bathroom in penny tile and bedrooms with deep window sills matching the home’s original detailing, angled east for the morning light.

Matching an addition to an existing Oro Valley home is harder than building new, and anyone who says otherwise has not done many. Stucco and brick drift in color as they weather. Roof pitch and fascia details vary by builder and by decade. Window lines get discontinued. Making an addition disappear into the original means solving all of that on purpose rather than hoping it reads close enough from the curb.
Most Oro Valley additions fall into a few shapes. A primary suite for a couple whose needs changed. Two bedrooms and a bath for a growing family or for grandchildren who now stay for weeks. A casita or accessory building for a parent moving in. Those are the projects we build here again and again.

Our History in Oro Valley
Oro Valley incorporated in 1974 with a few hundred residents and grew into a town of more than forty thousand. Almost all of that growth happened as tract and semi-custom subdivisions, built out in waves as each parcel came online. Rancho Vistoso alone carries dozens of separate subdivisions, each with its own builder, its own era, and its own set of standard details.
For an addition, that history is the whole job. A house in one subdivision may sit on a generous lot with room to extend in three directions. A house two streets over, built by a different company five years later, may be pushed to its setbacks with a drainage path running exactly where you would want to build. We survey the parcel and the existing structure before we draw, because in this town the answer genuinely changes house by house.
Lot conditions add a second layer. Oro Valley runs up against the Santa Catalina foothills, and grade, rock, and wash proximity all shape what an addition costs to build and where it can sit. Homes near James D. Kriegh Park sit on comparatively flat ground. Parcels closer to the mountain do not. We would rather find that out with a survey than with an excavator.

Will the addition look like an addition?
That is the standard we build to. We match roofline, pitch, brick and stucco, window proportion, and trim detail to the original house. Can we live in the house while you build?
In most cases yes, and we plan for it from the start. An addition has the advantage that much of the work happens outside the existing envelope until the tie-in. We stage the schedule so the disruptive stretch is as short as we can make it.
Do you build casitas and accessory buildings?
Yes. Casitas, guest quarters, and primary suite additions are all regular work for us, and they are common in Oro Valley for multigenerational households and long-staying visitors.
Do you build basements?
No. Basements are not standard construction in Southern Arizona and we do not add them to existing homes. Additions here extend outward or upward.
How do you decide whether to build out or up?
Lot size, setbacks, drainage, grade, and what the existing structure can carry. Oro Valley lots vary a lot from one subdivision to the next, so we survey before we design rather than assuming.
